Our purchasing agent will contact the selling agent to schedule the viewing. Your schedule will be taken into account as much as possible. One of our purchasing agents will always be present during the viewing, ensuring you always have a knowledgeable expert at your side.

The viewing will take place together with the purchasing agents. We'll look at the property's structural condition, any renovation possibilities, and whether the property and its surroundings suit your needs. Our purchasing agent always uses their expertise and asks all the important questions of the selling agent.

Are you excited? Then you'll want to know what the property is truly worth. Your Yourhome buyer's agent will email you a valuation. This valuation includes several references. These are recently sold and comparable properties in the same neighborhood. This gives you immediate insight into the current market and the value of the property you're considering.

If the value matches your budget, it's time to investigate whether it's truly a good property. Your Yourhome buyer's agent will review all available documents. This includes the title deed, the homeowners' association (VvE) documentation, completed questionnaires, any deed of division, and leasehold terms. They will share with you any features our buyer's agent notices.

If, after the valuation and inspection, we still believe it's a good buy, we'll make you an offer. In many cases, this means participating in a tender process, giving you the opportunity to make a one-time, ultimate offer. In other cases, we'll negotiate and achieve the best price and terms for you.

Yes! We've reached an agreement with the seller(s). Now we need to make a few appointments to get the purchase process underway. Your Yourhome purchasing agent will schedule and coordinate these appointments with you and the seller. The following appointments will be scheduled: – Notary appointment to sign the purchase agreement – ​​Valuation appointment for mortgage application – Building inspection (optional, but recommended)

It's important to inform your mortgage advisor about the agreement immediately. They'll need several documents from you to process your mortgage application. Only when all the documents have been received by the mortgage advisor can your application be submitted. Your advisor will need all your personal financial information, a signed purchase agreement, and a valuation report, among other things. You can prepare these in advance.

The building inspection often takes place before signing the purchase agreement. During the appointment, the building inspector will explain everything relevant they see and encounter. You will receive the completed inspection report by email or mail no later than two days after the inspection. If the building inspection reveals any previously unknown issues, additional investigation may be necessary. In some cases, a new negotiation with the seller(s) is considered.

Approximately two days before signing the purchase agreement, your purchasing agent will receive a draft purchase agreement from the notary. If the purchase agreement is signed digitally, an appointment will be scheduled to discuss the agreement by phone. This appointment lasts approximately one hour. If the agreement is signed at the notary's office, it will be discussed in full at the time of signing. Your purchasing agent in Amsterdam or Het Gooi will ensure that they have fully reviewed the agreement before the meeting.

From this point on, there will be significantly fewer contact moments with your Yourhome buyer's agent. All focus is now on securing a mortgage. In the meantime, we'll maintain contact with your mortgage advisor to stay informed of all progress. If the advisor doesn't have enough time to finalize the mortgage within the resolutory conditions, your Yourhome buyer's agent will request additional time from the seller.

The notary will deliver the draft deed of transfer and the settlement statement approximately five days before the transfer takes place. You will discuss this statement with your Yourhome purchasing agent. All costs will be reviewed. This way, you know exactly what you're paying for.

The big day has arrived: the handover! The day you've been looking forward to all this time, the day you receive the keys to your new home. To ensure the house is in as good a condition as it was during the viewing, we'll inspect it one more time before signing the ownership contract. Then we'll go to the notary and sign the deeds of transfer and mortgage.
